We’re conflict-free.

The practice of brokerage serving both landlords and occupiers is widely accepted and has been for decades. This is true even though a conflict is inevitable when the occupier’s needs and the broker’s incentives are incompatible – which is often the case.

Landlords, to whom the broker has a fiduciary obligation, want the highest rates and the fewest concessions. Conversely, occupiers would like the lowest rates and the best concessions they can wrangle from the process. Something has to give and, for a variety of reasons, the advantage typically goes to the landlord.

Brokers who represent both occupiers and landlords can’t be fully objective. Brokers have an obligation to bring space users to their company’s listings. Given the opportunity to steer a occupier toward their own company’s listing or toward a competitor’s, which are they more likely to choose?

Full-service real estate firms estimate nearly 85% of their revenue comes from representing landlords. This arrangement is clearly not in the occupier’s best interests. At Cresa, we don’t think that’s right. That’s why we’re squarely in your corner and never represent landlords or developers.

Billions of commercial square feet are represented on the landlords behalf nationally. Cresa never does business on behalf of the landlord.
