Intelligent Workplace Planning

An intelligent workplace will support your people and your business strategy.

As labor and space continue to be among the largest costs for most corporate space users, it’s important to implement a workplace environment that encourages productivity and supports your business’s goals.  We provide workplace intelligence that improves business outcomes, drives results and supports your overall objectives.

Advances in technology, changing office trends and a multi-generational workforce are constantly shifting workplace values.  Our advisors help you understand the opportunities and challenges created by these variables.  We employ surveys, space utilization studies, focus groups, pricing models and business process mapping to ensure that the data we gather will be used to create the right work environment for your company.  Our flexible approach and use of industry-leading technology will enable smarter decision-making around your improved space.

Based on your different priorities, our experts will help you build a workplace vision that meets your unique requirements. We measure performance and suggest tools that may:

  •         reinforce culture;
  •         assess occupancy costs;
  •         increase space efficiency;
  •         attract and retain employees; and
  •         improve change management and communication.

We also create augmented and virtual reality models for you to walk through so you can experience your new space before moving in.  Finally, we’ll help drive the organizational changes needed to ensure a smooth transition to the new workplace for you and your employees.

We specialize in objectivity and use comprehensive research.

Our team will collaborate with yours to choose the right work environment that best supports your business and its services.  We will also show you how certain scenarios will play out in real life.

Now is the time to take advantage of economic incentives in the marketplace.

Our consultants are experts in labor analytics, supply chain strategy, construction, project management and much more. We’re knowledgeable in the operational differences between geographic markets and demonstrate a strong background in negotiating discretionary incentives.

Assessment

We help you examine the opportunity for incentives by considering available programs, the value of each of these and the administrative upkeep.  Our team creates multiple business models to determine operational improvements to your current location and examines all economic development incentive opportunities available for your footprint.  We begin by researching state and local economic development strategies and incentive program statutes.  Following economic development organizations’ interpretations of these statutes and other similar completed deals, we study how different companies in different industries are using these programs to execute projects.  Using this information, we create an Incentives Assessment that profiles each relevant incentive opportunity that may be available to your company.

Negotiation

With the Assessment complete, we approach economic development organizations in each geography with a pitch and negotiation strategy to maximize the incentives’ value and usability.

Contracting

Collaborating with your in-house council and local attorneys specializing in incentives contracts, we create an agreement between the economic development organization and you, our client.

Compliance or Administration

Once secured, our team will manage the administration of the incentive program that was selected to ensure it’s properly executed.

Economic development incentives are programs and funds made available to companies by economic development organizations.  These organizations are at the state and local levels to encourage growth within their jurisdictions.  Over the past five years, our engagements total over $350,000,000 in identified value with completed incentive deals ranging from less than $200,000 to over $39,000,000.

Before honing in on a site for your facility, you need to figure out where your optimal market sits.

When assessing the best location to drive your operational goals, we evaluate the following:

Facilities

Let’s determine what kind of space you’ll need, given your short-term and long-term goals.

Feasibility

These analyses assess the varying operating costs associated with different locations.

Logistics

We’ll evaluate the supply chain and transportation options and costs for the prospective facilities.

Labor

What are the factors surrounding the availability of talent specific to your industry?

Community and Site

We examine whether your company will be compatible long-term with a prospective community

Trade Zones

The United States has about 170 free trade zones with reduced restrictions on customs requirements.

Governmental and Environmental Regulation

To mitigate the risk of run-ins with regulations and restrictions, we first understand these obstacles.

Incentives

Incentives play a significant role during site selection and we critically assess them during every project.

Location strategy is based on variable including cost, customer access and corresponding revenue generation, labor availability, supply chain efficiency, corporate image and the regulatory.  It is business-driver focused easily confused with site selection, which is real estate focused.
